How to use the house price rise calculator

This calculator is designed to provide an estimate of your property’s price growth over time. Please note that this calculator is designed for those who have purchased their property through an interest-only mortgage (or intend to do so). If you’ve instead opted for a repayment mortgage, please get in touch and we’ll help you predict the future value of your property.

  • In the House Value field, type in the current value of the property. If you haven’t purchased the property yet, type in the purchase price.
  • In the Growth Rate field, type in the annual price growth percentage rate you’re expecting to see. (We recommend taking a look at the UK House Price Index and taking an average from their percentage change data over a long period of time to use as an estimate for the calculator’s Growth Rate field.)
  • In the Years Held field, type in the number of years you’re intending to hold onto the property.
  • In the Mortgage Balance field, type in the total mortgage balance owed on the property. (Again, please note this field is intended for interest-only mortgage balances, not repayment mortgage balances.)
  • Finally, click the Calculate button and you’ll be shown the new value of your property after the allotted period; as well as a chart showing how the capital of your property will grow from year to year. If you’d like to make a new calculation, simply adjust the desired fields and click Calculate again!
  • You’ll pay 15% on any portion of your purchase price above £1,500,000.
