In response to the changes under the Renter’s Rights Act, our re-let fee is calculated on a pro-rata basis, depending on how many months of tenancy the landlord has received from the initial let. This is fair, transparent, and landlord-friendly by design.
The full fee becomes payable only once 12 months of tenancy have been achieved.
If the tenancy lasts fewer than 12 months, the renewal fee is charged as a proportion of the total fee, calculated as:
(Number of months received ÷ 12) × Full renewal fee (minimum fee of 6 months (50%) applies)
For example:
This structure ensures the landlord only pays for the tenancy duration actually received, offering a fair and transparent charging method. The table below demonstrates this in more detail:
| Months of Tenancy Received | % of Full Re-Let Fee Due |
|---|---|
| 6 months (or less) | 50% |
| 7 months | 58.33% |
| 8 months | 66.67% |
| 9 months | 75% |
| 10 months | 83.33% |
| 11 months | 91.67% |
| 12 months | 100% (Full Fee) |
